2025 Impact and Sustainability Report
Hearthstone’s 2025 Impact and Sustainability Report builds on previous years’ work, highlighting four areas where institutional investment in the private rented sector can deliver positive outcomes: placemaking, economic impact, social impact and environmental impact. Drawing on data from across our portfolios, the report demonstrates how pension fund capital can create measurable benefits for residents, communities, and the wider economy.
Three key takeaways from the report are:
1. Since 2018, investments made by UK pension funds with Hearthstone Investments have supported an estimated 12,000 jobs across the UK, generated more than £650 million in gross value added, and contributed approximately £20 million in council tax receipts to local authorities.
2. Hearthstone homes generate 63% less CO₂ emissions than the average UK home, demonstrating that institutional investment in modern rental housing can already deliver a significantly lower operational carbon footprint.
3. 81% of Hearthstone homes are affordable to local residents, based on a measure where rent does not exceed 33% of household income. Affordability is assessed by comparing average Hearthstone rents in each local area against ONS disposable household income data (net of income tax and National Insurance contributions).
